an offer to buy your property if we fail to sell it within 5 years of the

Vacation Ownership Alternatives, LLC will
advertise my property until the deed is transferred to a new owner’s name.

Vacation Ownership Alternatives, LLC is
a For-Sale-By-Owner advertising company that is not a real estate broker. The
advertising program involves pooling advertising resources to maximize exposure
to potential buyers or renters.

Vacation Ownership Alternatives, LLC forwards
all inquires about my property directly to me, and allows me to negotiate the
sale of my property without the involvement of any broker, and without any
commission.

If Vacation Ownership Alternatives, LLC. initiates
contact with our client and there is no response within seven (7) business
days, Vacation Ownership Alternatives, LLC. has the right to discontinue
advertising, the ads will be put back up upon notification from the owner.
Additional Terms and Conditions:

Vacation Ownership Alternatives LLC "If we don't sell it, we'll offer to buy
it!" guaranteed:
It is the owners’ responsibility to notify us by phone or in writing once every
12 months for a duration of 5 consecutive annual web pages stating that their
timeshare has not sold. If the owner complies with these terms, Vacation
Ownership Alternatives, LLC will make an offer to purchase the clients vacation
property. This offer will be based on fair competitive market analysis. It is
the owners right to accept or decline any offer made by Vacation Ownership
Alternatives, LLC. If the owner fails to comply with these terms they
will be considered in breach of contract, their advertisements will be deleted
and their right to this guarantee will be forfeited. Even if the owner
forfeits this right, upon the owners request, we will reinstate their
advertisements and continue to market their vacation property until sold and at
no additional charge. This guarantee does not apply to clients who legitimately
sell their timeshare without our services, or that have lost their timeshare
due to repossession for non payment of fees to the resort. Said guarantee will
also not apply to owners who surrender their vacation property to eliminate an
loan on their property. “Trade-ins” to the resort also do not apply.

Owners
are solely responsible for the accuracy of content in every advertisement
listed with Vacation Ownership Alternatives, LLC shall not be held liable in
any way for the misrepresentation of any and all advertisements listed. In the
event that a misrepresented advertisement is sold and moved into closing,
owners may be liable for fees charged by the closing company.

Owners
are responsible for maintaining payments to the resort at all times. Posting an
advertisement with Vacation Ownership Alternatives, LLC does not in any way
exempt owners from making payments owed to their resort for any reason.

Vacation Ownership Alternatives, LLC
is a by-owner advertising company and is not a representative of any resort.

To view
your advertisement online, you may access your advertisements from any computer
that has access to the internet. On the home page simply click and chose for
sale or for rent. After choosing the appropriate action, click the link to
search by advertisement number. Your advertisement number is located on your
contract in bold type where it says Ownership Information. Type your
advertisement number, hit enter and your advertisement should now appear. If
you have any problems accessing your advertisement or need to make any changes
to your advertisement, please give us a call at (800) 260-0773 and ask for our
customer service department.

reserves the right to discontinue any advertisement if there is no response
from the owner within 7 business days of making contact. As soon as the owner
makes contact with Vacation Ownership Alternatives, LLC the advertisements will
be reinstated immediately.

Vacation Ownership Alternatives, LLC
will advertise the timeshare for sale until sold. Vacation Ownership
Alternatives, LLC can neither guarantee the length of time it will take to sell
or rent a vacation property, nor the price at which a property will sell or
rent.

All
advertising fees paid to Vacation Ownership Alternatives, LLC for advertising
are non-refundable. Should an owner decide to cancel an advertisement, the
advertising fee may be refunded only if the owner notifies Vacation Ownership
Alternatives, LLC in writing within 3 days of returning the signed Customer
Agreement.

All
pricing decisions are the sole responsibility of the owner. Any figures given
to an owner by an employee of Vacation Ownership Alternatives, LLC are averages
based on current listing prices etc. and are given to assist the owner in the
pricing decision. Owners may adjust their original asking prices anytime. If at
any point the owner wishes to adjust their price they must contact their
advertising executive or make the adjustment directly on the customer service
section of this web site.
